Property Summary:

4 Square Ranch is located in Bryan County, OK 28 miles northeast of Durant close to the end of a dead end county road. The ranch is separated into 37 pastures with 28 tanks/ponds providing water for every pasture. Two drainages create runoff creeks that have beautiful stands of hardwood timber in the bottom as well as on the rock ledges that surround them. The wooded fingers that extend out from those drainages act as perfect security for the deer and turkeys to move throughout the ranch. Hundreds of contiguous timbered acres on the northern and eastern portions of the property supply more than ample bedding and security cover for those elusive mature whitetails. On the other hand this is definitely a working cattle ranch and according to the seller should handle between 425-450 AU including the additional 160+/- ac on the south end. Working facilities are located near the headquarters just off the county road near the middle of the property for easy access. The current owner has improved the fencing to incorporate an intensive rotational grazing program with no spraying of the pastures in over 6 years. The current owners were also consulted on their rotational grazing program by speaker and author Walt Davis from Calera, OK. A new owner has the option to continue with the current established program or develop a new management plan of their preference. Additionally on normal rainfall years the ranch has produced approximately 275 4'x5' bluestem round bales. The 160+/- ac that is also available and adjacent to the southern border typically produces 175 4'x5' round bales annually and has been utilized as part of the hay and grazing operation.

The Harrington Branch Creek drainage offers some topography that appears to be very favorable for an 80+/- acre lake site. Lakes of this caliber are very hard to come by and construction of a water feature of this magnitude should be heavily considered by any prospective buyer.
