Description of the Land
The Cross J Ranch has been in the same family since before statehood. It is being sold because of health reasons. The Cross J Ranch has not been in operation for a number of years and some of the fences will need a little repair. There are five miles of new 5 wire, steel post fencing, cross fenced into six pastures (all pastures have water) not including 2 small 5 acre pens and one 3 acre holding area. Years ago about 30 acres was farmed with legumes and corn to feed the stock. Today the hay meadows and pastures are lush with Lespedeza, native blue stem and Bermuda grass. Although the cattle have been removed they continue to bale hay on the ranch with an average of 200 tons baled each year. The Cross J has a newly, completely rebuilt (2 years ago) home that you must see to appreciate. Inside the western look and open area gives you a very comfortable feeling. A large living area with a fireplace that can be used as a cooker/smoker, three bedrooms, two baths, office space, kitchen with a sink island, breakfast island and a large wooden deck off the kitchen make this home very comfortable.
10 Stocked ponds (bass&crappy). Seven of the ponds are spring fed and Salt creek runs east to west through the south half of the ranch supplying plenty of water for the stock.
Although the owner does not hunt, He has 2 hunting cabins, hunting blinds,and tree stands for his guests. Food plots for the wildlife insure the white tail deer and wild turkey are abundant on the ranch.
The Cross J Ranch has its own natural gas well that will supply all the natural gas the ranch will need. The water supply has an excellent filtration system.The owners health demanded that the filtration system be the very best. Barn and tack room have water and electric. The the 2 bedroom mobile home is used for the bunk house.
The Cross J will run 50 head of mother cows with bulls, or 90 steers with ease.
