Description of the Land
|
This is a fantastic hunting ranch, loaded with game and scenery! The ranch sits on the north side of the Red River in Greer County, just a few miles west of Mangum. Access is provided to the ranch via a deeded easement through the north neighbor from a paved county road. This helps retain the ranch's seclusion and privacy.
This branch of the Red River is the Salt Fork. The river is fed by multiple creeks, springs, and valleys upstream that carry rain runoff to the river below. The whole river bottom is lined with towering hardwoods and thick brush, perfect for tree stands. North of this wooded area is a series of seven small fields, totaling 110 +/- acres. They provide an easy way for a new owner to put in different food plots for staging deer, such has wheat and alfalfa, while also having sunflower or milo plots for dove hunting.
On the west side of the ranch, a 100' bluff ridge runs along the river, providing beautiful views up and down the river valley and across the large neighboring ranches. The terrain of this area of the ranch is all rolling hills and has some very deep valleys, where natural water springs can be readily found in the draws. The middle and northern parts of the ranch have a rolling terrain as well. The eastern portions of the ranch, where the cultivated fields are located, are more level.
Additional water is from a series of five ponds. There are also three shallow water wells, which need servicing.
Whitetail deer hunting in this area of the county is fantastic, with trophies being harvested at 150+ points. The river bottom is loaded with Rio Grande turkeys as well, and flocks with 100 or more can be seen scurrying across the fields. Predators, such as wild cats and coyotes, allow for year around hunting too.
The ranch is fenced and set up to run cattle. A set of working pens with a water well is located just off of the fields. The grasses are very good on this ranch, including native bermuda, buffalo, and bluestem. The ranch has carried up to 90 pairs before. If the new owner did not want to put their own cattle on the place, the seller would lease it back on the gain or for a cash/acre lease.
