Description of the Land

MAJOR PRICE REDUCTION!. It's the Sporting-Ranch Retreat you've been waiting for!! This much land plus 50% mineral rights for 11,740 acres is a true rarity these days. New developments reported in the Oct. 2008 OKLAHOMA GAS SHALES CONFERENCE by the Oklahoma Geological Survey for this region of gas shales production. This large property has forest with marketable timber, creeks, ponds, waterfalls, wildlife, clearings with pastures for cattle or horses or wildlife plots. Make your own Equestrian riding trails for miles on end. Go fly fishing in the year round creek for largemouth, smallmouth and kentucky(spotted) bass. Go hunting for deer, turkey, migratory waterfowl, or make your very own wildlife refuge, whatever "floats your boat". Views, views and more views, plus!!! the Mineral rights this is truly a great opportunity for companies to purchase a grand scale corporate retreat property...or for the discriminating buyer who would like to fly to their private retreat (2700 X 50 foot paved runway and hangar). Within minutes to international airports...There is much much more...There is a main home that is being updated a contemporary 2 story..around 3500 sq. ft 4 bdrm and 4 bath...a native stone guest cabin, built by the WPA in 1936 as a schoolhouse with unique modern amenities, a swimming pool that is being renovated..there are road improvements on the proprty. Located in a two county area in NE Oklahoma. 60 miles south from the major Wal-Mart NW Arkansas HUB.... OVERVIEW OF OKLAHOMA GAS SHALES CONFERENCE OCTOBER 22-2008 BRIAN J. CARDOTT, OKLAHOMA GEOLOGICAL SURVEY
The Lee Creek Ranch is located in northern Sequoyah County and southern Adair County, Oklahoma. This area in geologic terms is located in the Arkhoma Basin, and in a larger sense the Ozark Uplift. Underlying the surface is a shale deposit known as the Woodford Shale. Production of natural gas and oil in this formation was minimal in the period 1939-2003. Beginning in 2004, new technology has been applied in various areas of the formation that has greatly enhanced production.
A total of 582 wells have been completed in the Woodford formation, most of them since 2004. The deepest well was completed at 15,310 ft. in 2005 in Grady County, OK, producing at IP 234 mcf. The shallowest well was 553 ft. in Mayes County, OK, producing at IP 122 mcf. Most of the recent completions are horizontal-directional and they are also the biggest producers with results arrayed between 1,000 and 10,000 mcfd. Currently, the concentration of wells producing IP 1MM cfd are in Pittsburg, Coal and Atoka Counties in SE Oklahoma. Cumulative production for 2004-2008 of all Woodford wells is 122,729,596 mcf gas, and 158,238 barrels oil and condensates.
Recent success in Wagoner County, OK, indicates production is expanding north and east. WCT Petroleum has opened a new field in Wagoner County with 123 wells drilled. According to a 1992 study by Comer, products of thermal maturation in the Ozark Uplift result in atomic O/C under 0.10 and atomic H/C between 0.60 and 1.20. This indicates deposits of oil and wet gas. Production techniques for the wet gas is to remove the water to release the gas. The Woodford Shale gas play in eastern Oklahoma (the western Arkhoma Basin) is where the shale is (1) in the gas window; (2) greater than 100 feet thick; and (3) relatively shallow at depths of 12,000 feet. Subject to exploration and development, it appears the mineral interests of the Lee Creek Ranch fall within these criteria. Summary of Woodford Gas Shale Play Woodford contains Type II (oil generative) kerogen with adequate TOC Woodford is silica-rich and fracturable The main Woodford play in eastern Oklahoma is at 1.1% RO Lee Creek Ranch is in an area with surveyed RO ranging from 1.0% to 3.0%
