Land is approximately 70% clear with the balance in timber. Property features two older Homes (considered of little value) and various corrals, pens, bins, and barns. Carrying capacity is 500 Cow Units total on the combined ranches; 200 on Butler Creek Ranch and 300 on Hay Hook Ranch. About 1/4th of the Minerals will be conveyed with the Butler Creek Ranch. Both ranches will require time after closing to remove cattle, if the cattle are not sold with the ranches. The Hay Hook Ranch has been continuously owned and operated for 50 years as a cattle ranch.
