It has road frontage on the highway and two county maintained gravel roads. The ranch is approximately 180 acres of open pasture and ponds with 100 acres of woods. The pasture area soils are predominantly well drained, loamy sand and silty sand types. The fences are serviceable but need work in a few areas. Alternatively, if you are looking for a place to manage for wildlife and your own livestock, then some pasture management is in order. Rotational grazing plus planting legumes and root crops such as turnips and radishes would help to add nitrogen and organic matter to the very coarse soils found on the property. In addition to amending the soil, rotational grazing or multi-species grazing with goats would help to improve the forage quality of the ranch.

Another option would be to subdivide the property into smaller ranches. The economic growth of the Ada area has been strong for the last decade and smaller parcels have been in demand. As with any attempt to parcel out a larger ranch, road and utility access are key. Road frontage on three sides gives you the ability to easily break this ranch up into a minimum of three ranches, each in the 80 to 120 acre size. In terms of drinking water, there is rural water district access in the area. We also believe that drilling a water well would be possible based on the presence of two water wells on neighboring properties as shown on the Oklahoma Water Resources Board website.
