In its current state, Salt Creek Ranch offers a great balance between pasture and woods. There are three main pastures located on sandy loam soils of the Madill, Clearview, Dennis and Verdigris types. The north pasture is 45 acres, the west is 40 acres, the south is 25 acres and there are about 5 acres more surrounding the house. In addition, there is a small 3 acre trap and working pens in the northwest corner of the property. A bermuda/native grass mix blankets the pastures and has benefited from light grazing and good management. Each pasture has at least one stock pond with the largest being approximately 3/4 acre in size. There are about 15 acres of meadows intermixed with woods along the southern portion of the ranch.
Wooded areas comprise 185 acres of the property and extend from the ridge at the north of the ranch down through each of the three Salt Creek drainages. The location of Salt Creek Ranch at this transition between the timberland to the north and farmland to the south makes it ideally suited for intercepting whitetail deer as they seek forage in the pastures. Only limited hunting has been allowed on the ranch. This history of minimal hunting pressure would be ideal for someone who wants to plant food plots and set up feeders. In addition to deer, mallards and wood ducks hit the ponds during the winter. Hog sign was not seen on the ranch during filming but it would not be surprising to see a transient sounder wander through working their way up the creek to the wooded hills. Lastly, the trees on the property range from the post oak and blackjack on the hill ground to large red and white oaks, sycamores and other soft hardwoods in the drainages. During warm weather, you could always have some fun catching fish from the dock on the largest pond.
For those looking for basic living accommodations, the ranch offers a mobile home with additional rooms and a deck added. It would make a fun hunting camp or serve as a temporary headquarters until you built your dream home elsewhere on the property. A metal shop building is ready to shelter all of your hunting and fishing gear from the weather. Also, accessing the ranch only requires a 3/4 mile drive from the nearest paved road.
