When you enter the ranch, you travel uphill through approximately 80 acres of pasture with scattered trees before you reach a north-south ridge. Once you break over the ridge, the wooded area and ponds located in the western portion of the ranch are revealed. Electricity is available at the first pond. The two largest ponds measure 2.7 acres and 1.3 acres. Both still have standing timber and have proven to be great bass lakes yielding bass in the 3 lb to 7 lb range. In the winter, ducks are commonly found on the ponds. Turkeys and deer are also abundant on the property. The owners have several nice bucks on camera plus a good non-typical was taken on the ranch.
Dixon Ranch has a series of rolling hills that descend down into a creek bottom at the back of the property. A firebreak runs along the south boundary before turning northeast behind the larger ponds. The creek bottom is heavily wooded and has some really nice rock overhangs for the kids to explore. Lastly, an additional lake could be built in this drainage.
